Le Bocca 161 is a first-floor flat, served by lift, with air conditioning in the living room. From the moment you step in, the atmosphere feels warm and bright, with simple décor that lets natural light pour in through the large glass door onto the terrace. The living room offers a genuine space to unwind, with a comfortable sofa bed, a dining table, and an open kitchen corner — perfect for regrouping after a day at the beach. For sleeping, the main bedroom has a double bed, while a cabin nook with bunk beds comfortably fits children or extra guests. Together with the living room sofa bed, the flat sleeps up to 5. The kitchen is fully equipped (hob, dishwasher, microwave, coffee maker, kettle) for cooking with ease. The bathroom, finished in blue mosaic tile, has a bathtub — handy for families. In July and August, the residence offers an outdoor pool, open daily from 10am to 7pm with the numbered white card provided with the flat (access limited to 4 people at a time, lost card charged at €60) — and the sea itself is just a short walk away. A free private parking space is also included, in the residence's secure car park.

To finalise your booking, our agency will send you a secure registration form — a standard step required under French regulations for all short-term rentals. Valid ID will be requested at this point, in line with current legal requirements. The flat is prepared and maintained by our professional team: a full clean and house linen are provided for every stay. Paid extra services are available on request after booking confirmation. The residence is older, and its common areas aren't kept to the same standard as the flat itself, though renovation work has now begun. The flat itself remains clean, well cared for, and true to the photos. Le Bocca 161 is a non-smoking property, with no pets and no parties. We ask you to take good care of the space — charges may apply in the event of any damage found.
The Neighborhood
Just steps from the flat, Plage du Midi puts you on the sand within minutes on foot, while La Bocca's Provençal market and the neighbourhood's shops (bakeries, supermarkets, restaurants and pizzerias) cover every daily need without leaving the area. For getting around, Cannes La Bocca train station is a one-minute walk away, giving quick, direct access to central Cannes, Antibes or Nice. The neighbourhood keeps a lively, residential feel, making it an easy base for exploring the whole French Riviera.
Guest Access
Guests have access to the entire flat, the private terrace, the residence pool (open July–August) and a free private parking space in the residence's secure car park. Check-in is done in person: a member of our team will hand you the keys upon arrival. Arrivals are possible until 10 pm at the latest. Please let us know your estimated arrival time a few days before your stay. The flat is on the 1st floor of a building with a lift.
