Welcome to our mountainside retreat nestled close to the heart of Queenstown, where tranquility meets breathtaking natural beauty. Situated between Queenstown town centre and Frankton, our charming home offers unparalleled views of both the serene lake waters and the majestic mountain ranges.

About the Home

The whole living space is available. With the following configuration of: 3 BEDROOMS: King bed, King bed, 2 x Single beds or King, Single x2, single x2, 2 BATHROOMS: one upstairs with a bathtub and one downstairs with a shower LIVING ROOM: TV, Couch and Reading Chair KITCHEN: Ceramic stove, Electric Oven, Fridge, Microwave, Kettle, Toaster, Nespresso machine and basic kitchen utensils LAUNDRY: Washing machine, Dryer and Clothes horse HEATING: Heat pump and Electric panels PARKING: On driveway or off street parking also available along Middleton Road. Note that driveway is on a steep slope. Please do not block any driveways when parking. Also included is an onsite HOT TUB that you have exclusive use of between the times of 9:00am - 9:30pm. The hot tub is cleaned/serviced after every stay, therefore may not be at temperature at check in time.

Good to know

We are in a residential area so no use of outside areas during quiet times 9:30pm - 9:00am. A refundable $400 damage deposit is required before access instructions are given. This includes the hot tub. For use only between 9:00am - 9:30pm. Steps lead to the front door, no wheelchair access. CCTV on front door, back door and garage for your security and to prevent parties and additional guests. No additional guests permitted. No Smoking on the property. Check in is from 3:00pm, no early check-ins. Check out is before 10:00am, no late check-outs

Guest Access

Living areas, kitchen and the balcony are all part of the property. No access to garage area. Our team may access the garage door occasionally during the stay.

House Rules and Terms

We have strict rules to operate as part of our recourse consent, these are stipulated be the Queenstown Council. Further information can be found on the QLDC e-docs website and will be available in the home

- The hot tub is available for use 0930 - 2130. - During your stay please add two spoons of sanitiser to the pool even if you are not using it. - We have neighbours and we are in a residential area. Please abide by the 930pm rule. Our neighbours ALWAYS advise when there is noise after this time and then noted in your review as this is an ongoing issue with some guests who chose to ignore this. If two complaints are filed your booking will be instantly cancelled. - No Smoking anywhere on the property - No bikes in the house. - No children under 12 years in hot tub - Security cameras are onsite - above front door for your safety. - This is not a party house. MAX 4 GUESTS - Exceeding this will result in your booking being instantly cancelled (our owner occupier neighbours ALWAYS advise when this is exceeded). - There is one car parking spot, park next to the "P" close to the wall. Please do not bring any more than one car onto the property. Do not park too close to garage as access is needed 24/7

Conditions of operation (QLDC RULES)

- There shall be no use of outdoor living areas between the hours of 10.00 pm – 7.00 am the following day.

- Noise limits are not exceeded at any point within the boundary of any other site within this zone

Daytime 0800 – 2000 hours 50dBA L15 Night-time 2000 – 0800 hours 40 dBA L15 and 70 dBALmax 4.0 House Rules i) There shall be no more than four (4) guests present at any one time. ii) There shall be no use of any outdoor living areas between 10 pm and 7 am. iii) Be courteous of neighbours. There shall be no undue nuisance or noise to neighbours or the local community. iv) Any noisy activities should only occur inside after 8 pm with windows and doors closed. v) Rubbish/recycling bins are to go out on Monday evening or Tuesday morning and be brought back in as soon as possible after being emptied (unless rubbish/recycling is collected privately by the Property Manager). vi) There shall be no sleeping on sofas. vii) There shall be no use of illegal substances or conduct of illegal activities at the property. viii) No guests or gathering permitted.
