🏡 House Rules 🏡 *** No Smoking *** Absolutely no smoking, vaping, or candles inside the property, porches, decks or steps. Smoking Fee: $500 if there is any evidence of smoking on the premises. Smoking is prohibited on porches, decks, and steps. *** No Pets *** Pets are not allowed. Pet Fee: $150 per night if evidence of a pet is found on the property. *** Air Mattress Available Upon Request *** An air mattress is available by request and can be added during the check-in process. Just let us know at that time, and we’ll be happy to provide it for your stay. Please note: This item is not automatically set up in the unit and is only available if requested in advance. *** No Extra or Overnight Guests *** Only guests listed on the reservation may stay overnight. Guest Fee: $250 per unauthorized guest. *** No Parties or Events *** Events are not permitted unless you have received explicit written permission from the host. Party Fee: $1,000 for unauthorized parties or gatherings. *** Quiet Hours *** Quiet hours are from 10:00 PM to 7:00 AM ET. Please refrain from loud music, TV, or conversations during these hours. Noise complaints may result in removal from the property. *** Keys and Keyfobs *** (if applicable) Each unit is issued only one set of keys and/or one key fob. No additional sets are available. If you’re staying with multiple guests, we recommend using the lockbox as a placeholder for the keys when leaving the unit. This allows each guest to access the keys as needed and helps coordinate varying schedules. Please plan accordingly, as replacement keys or fobs are not available during your stay. *** Lost Keys or Parking Passes *** (if applicable) The Key Fob and Parking Passes are essential to ensure a good experience for you and future guests. These items must be returned before checkout or a fee will be issued. Missing Key Fob/Keys Fee: $250 (must be returned before the next check-in at 4PM on the day of checkout to avoid paying a fee). If not returned, there will be an additional fee of $50/day up to 5 days. Missing Parking Pass Fee: $250 (must be returned before the next check-in at 4PM on the day of checkout to avoid paying a fee). If not returned, there will be an additional fee of $50/day up to 5 days. *** Lockouts *** If you are locked out during your stay, we offer after-hours emergency support for lockouts outside of our standard Guest Relations Hours (8:00 AM – 8:00 PM local time). If we need to send someone to let you in or if a locksmith is required to provide physical access, a lockout fee will apply. Lockout Fee: $100 (covers cost of locksmith service or sending someone with a physical key) *** Parking *** Guests must park only in the designated or assigned spaces provided. Do not block driveways, fire lanes, or neighboring spaces. We are not responsible for any towing fees incurred from parking in the wrong area. *** No Mail or Package Deliveries *** Please do not have any mail or packages delivered to the home unless you have received prior written approval. We are not responsible for any mail or packages delivered to the property. This includes items sent without approval, packages that arrive before check-in or after check-out, or anything addressed incorrectly or by mistake. Deliveries made to the property are done so entirely at your own risk. We do not retrieve, forward, or follow up on packages under any circumstances. *** Do Not Rearrange Furniture or Unplug Electronics *** Please do not move or unplug furniture or electronics such as TVs, cable boxes, Roku sticks, or lamps. *** Personal Belongings *** Guests are responsible for all personal belongings. If items are left behind, a $100 handling fee will apply, in addition to any shipping costs if you request the items to be returned. *** Starter Supplies *** We provide a limited supply of essential items to help you get started on your stay. These include things like coffee pods, trash bags, toilet paper, paper towels, basic toiletries, and dishwashing supplies. Please note that these items are starter supplies only and may not be sufficient for the entire duration of your stay. If you're staying multiple days or with a larger group, we recommend picking up additional items from a nearby store as needed. *** Toilet Use *** Only flush toilet tissue. Do not flush wipes, hygiene products, or anything labeled "flushable" as this may cause plumbing issues. *** Early Check-In or Late Check-Out *** All early check-in and late check-out requests must be submitted in advance and are subject to availability and approval. Requests for late check-out must be submitted no later than 7:00 PM the night before your scheduled departure. Requests submitted after 7:00 PM will be denied in order to respect our cleaners' schedules and ensure proper turnover. Early Check-In and Late Check-Out is $40.00 per hour. Standard check-in is 4:00 PM ET. Standard check-out time is 11:00 AM ET. A late check-out that has not been approved in advance will incur a fee of $80.00 per hour. *** Reservation Changes *** All reservation change requests must be submitted in advance and are subject to availability and approval. Your request must be submitted no later than 7:00 PM the night before your scheduled departure. Requests submitted after 7:00 PM will be denied in order to respect our cleaners' schedules and ensure proper turnover. *** Our Approach to Maintenance & Compensation *** We care deeply about guest experience. Our team works hard to ensure a smooth stay — but like any home (or hotel), the occasional hiccups can happen. Minor issues such as a misplaced key, tripped breaker, low batteries, or a stuck door may arise, as well as external events beyond our control like local power outages, building plumbing issues, weather disruptions, or elevator malfunctions. Rest assured, as a 5-star superhost, we’re committed to resolving concerns promptly. While some matters may require coordination with the building or city services, we always do our best to resolve the issue and keep you informed. In alignment with Airbnb’s policy, we do not issue refunds for issues that can be promptly resolved or for issues outside our control. We appreciate guests who understand the nature of real-world travel and value responsive, clear and transparent communication. If you’re someone who expects a flawless stay or seeks compensation for every inconvenience — no matter how minor — this may not be the right fit.
