You will be required to complete our guest verification portal including signing our Short-Term Rental Agreement (“Agreement”), providing a copy of a valid government-issued ID and matching credit card on our verification portal at the time of booking. Per our Agreement, a hold of $500 will be placed on your credit card as a Security Deposit 7 days before your Check-In Date.
Your check-in instructions might be withheld until you have successfully completed our verification portal.
House Rules and Terms
Payment of the rental amount constitutes your acceptance of these terms and conditions.
The security bond is designed to cover any additional costs incurred by us, including but not limited to, lost keys, any breakage, theft, damage, excess cleaning requirements or extra guests beyond those declared by you.
You must pay the security bond to us via the method we prescribe once your booking is accepted by us. This must be paid within 24 hours of a request being sent or your booking will be cancelled. Your security bond will be refunded within 7 business days of the completion of your stay at the property assuming there is no breach of these terms and conditions or our House Rules.
During your stay in my listing, I require that you are aware of and agree to abide by the NSW Government’s Code of Conduct for the Short-term Rental Accommodation Industry (a copy of which can be accessed below and at the property). In abiding with the Code of Conduct, you also agree to
Treat my neighbours with respect by keeping noise to a minimum and within acceptable levels;
Not host parties or events that would disrupt the peace and comfort of my home or neighbours, and
Follow my House Rules which are set out below
House Rules
When your booking is confirmed, you will provide us with a list of all guests staying at the property, only these people are permitted to stay at the house. All eligible guests must provide an electronic copy of their Covid-19 vaccination certificate and drivers licence (or another primary identification) immediately following the confirmation of your booking.
You agree to abide by all rules and regulations set forth by local laws and you shall behave in a respectful manner and shall be good neighbours respecting the rights of the surrounding property owners. Creating a disturbance of this nature shall be grounds for immediate termination of your booking without any refund of any payments made by you to us (including your security bond).
You commit not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with us.
You are responsible for any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by you or any members of your party. You must immediately notify us of any breakages or damages.
Parking is limited to designated parking areas only.
You must not hold events (such as parties, celebrations or meetings) at the property, you must not cause excessive noise at any time and there is to be no noise to disturb our neighbours between 10pm and 9am per local requirements. Any of these cases will allow us to terminate your booking without providing a refund of any payment you have paid for the booking (including your security bond) and we will not be legally responsible to find any alternative accommodation.
We can refuse to allow you into the property or ask you to leave if we reasonably believe that you or any member of your party (or any other person invited by you to the property) are behaving illegally, have breached these House Rules or that any damage is likely to be caused, has been caused or is being caused as a result of your behaviour or any members that you have invited to the property and without providing a refund of any payment you have made for the booking (including your security bond) and we will not be legally responsible to find any alternative accommodation.
Whilst we appreciate that the majority of guests will be respectful of the property and these House Rules the following procedure will apply in the event the House Rules or these terms and conditions are breached
Our host or their delegate will phone you and discuss the issue with you, if the issue is not resolved, the host or delegate will attend the property immediately, at your cost, and attempt to resolve the concern. The cost will be charged at $150 per hour.
If the issue cannot be resolved to the host or their delegate’s satisfaction, a private security company will be called to the property to secure the premises and you will be evicted from the property.
The police will be called and we will register a complaint against you and your guests via the Department of Fair Trading.
The cost of following this procedure, including the cost of having the security company attend the premises, will be deducted from your security bond.
You agree that if this booking is made on a site other than AirBnB, you will be responsible for a credit card processing fee of 3% of the total booking amount and this fee is not refundable.
You agree to leave the property in the same clean, neat and tidy condition in which it was rented to you. This includes following the check-out instructions that will be provided to you before departure. If additional cleaning is required, the cost will be charged against your security bond. If you would like a housekeeping service during your stay, this can be arranged at your expense.
