Located on Ole River and across from the beach, you can enjoy the best of both worlds. Guests will have access to a fishing pier and fish cleaning station, a private boat slip, a great outdoor pool, and public beach access nearby (1/2 mile). You have views of both the beach and the bay from the balcony! This 2 BR, 2 BA unit can sleep p to 6 making use of the sleeper sofa in the living room. This beautifully maintained two-bedroom, two-bath condominium offers a comfortable and well-appointed coastal retreat, ideal for families, couples, or boating enthusiasts. The master bedroom features a king bed and serene water views, while the guest bedroom includes two twin beds, providing flexible sleeping arrangements. A queen sleeper sofa in the living area allows the condo to comfortably accommodate additional guests. The spacious master bedroom and the private balcony both showcase stunning panoramic views of the Gulf of Mexico and Ole River, creating the perfect setting for morning coffee, sunset cocktails, or simply enjoying the coastal breeze. The open-concept living and dining area flows seamlessly into a well-equipped kitchen, making it easy to prepare meals or relax after a day on the water or at the beach. Additional features include two full bathrooms, a full-size washer and dryer, and elevator access for added convenience. The unit is located on the second floor, offering elevated views while remaining easily accessible. Since the listing photos were taken, the condo has been enhanced with new balcony furniture to elevate outdoor relaxation, as well as new appliances in the kitchen for improved comfort and functionality. Please note: A 7-night minimum stay is required per HOA regulations. About the Neighborhood – Portside Condominiums Portside Condominiums offer the perfect balance of beach and boating life, ideally located along Ole River and directly across the street from the sugar-white sands of Orange Beach. Just 0.8 miles from the world-famous Flora-Bama, guests are within easy reach of live music, waterfront dining, and local entertainment. By boat, Portside provides quick access to the Gulf of Mexico, making it ideal for offshore fishing, dolphin cruises, and day trips to popular spots such as Robinson Island. The property also features a small private sandy beach beside the pier—perfect for swimming, kayaking, paddleboarding, or launching jet skis in calm waters. At Portside, you truly enjoy the best of both worlds—peaceful riverfront relaxation with immediate access to the beach, boating adventures, and iconic Orange Beach attractions. Covered parking for 2 vehicles is allowed under the complex in the space labeled "108". While the complex is directly across from the beach, the nearest beach access is ½ mile to the west at the Orange Beach Public beach access (Shell Beach). Per insurance stipulations, we can not supply anything which may be consumed (coffee, salt, pepper, oil, spices, sugar, etc). WHAT WE SUPPLY: The condo is fully furnished and includes bedspreads, linens, blankets, pillows, towels, equipped kitchen. The condo is re-provisioned each year at the beginning of the rental season; however, we make no guarantee that all items will be in the condo during your stay. Please contact us if you feel something is missing that should be there. Bed and bath linens is provided, as well as a starter set of amenities that will typically last for the first 24 hours of your stay. The amenity starter pack includes the following items: one dishwasher detergent packet, one miniature bottle of dishwashing liquid soap, one roll of paper towels, one trash can liner in each trash can, one packet of powder laundry detergent, one roll of toilet paper in each bathroom, one bath soap bar in each full bathroom, and one hand soap bar in each bathroom. Each bath is set up with bath towels, four washcloths, hand towels, and one bathmat, per full bathroom. Sheets and pillowcases are provided for each bed in the property. TIPS ON WHAT YOU SHOULD BRING: Please bring paper towels, toilet paper, trash bags, hairdryer, napkins, condiments, spices, dishwashing liquid, laundry soap, coffee and coffee filters, beach towels, umbrella, beach chairs, beach toys, sunscreen, and anything else you may need for your perfect vacation. REFRIGERATOR: Check-in Day was most likely a check-out day for another guest. This means the fridge has likely been open for an extended time and cannot handle an overload of warm foods. It can take up to 24 hours for the fridge to cool down when filled with food. AIR CONDITIONER: DO NOT set the temperature to a super lower setting (below 70) as the unit will freeze up and could cause serious damage to the A/C unit! Turn on ceiling fans, lower blinds, and keep doors and windows closed. Do not operate A/C with the balcony door open. MAINTENANCE ISSUES: Report all maintenance issues promptly. Just as might occur at your own well-maintained home, mechanical failures and other breakdowns could occur. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made for mechanical failures. Maintenance technicians and vendors may access the property for purposes of repairing previously reported issues. CONSTRUCTION: The continued growth of our area is evidenced by new construction that may be adjacent to or near existing vacation rental properties. You may reserve a property at a time when no construction is nearby, but construction could begin prior to your arrival. We regret any inconvenience but cannot control these situations. Refunds or relocations cannot be considered. Internet: All of our properties have internet access. However, we do not guarantee internet connection or access due to service being provided by an outside third-party vendor, restrictions placed on internet services by personal computers, different connection specifications, and any additional factors that may lead to interruption, failure, or unavailability of internet service.
