The location is hard to beat. This property is a great home and is ready to host families, golf groups, fishing trips, girls weekends away. Everything has been considered in this property to maximise guest enjoyment – the beds are comfortable, there are 4 bathrooms plus a powder room; double garage and a beautiful north facing alfresco. The inclusion of a downstairs lounge in addition to the upstairs lounge adds an option for kids and parents zones, or the male and female zones (the males may wish to congregate around the BBQ!) The abundance of natural light creates a calm, welcoming ambience and the shimmering waters of Lake Mulwala bounce off the ceilings, offering a true sense of waterfront living. Sunsets across the lake are not to be missed (with wine in hand of-course). The well planned social spaces will ensure guests have the best time possible. Important information you must consider: In our images the Sebel waterfront boardwalk is still under construction, hence the fences in these photos. This is now completed and provides a great morning or afternoon walk. Strict noise restrictions apply in the Silverwood’s Estate. No noise after 10pm. There is zero tolerance to disrespectful behaviour. Age restrictions: Please contact us directly if you are under 28 years old. Private functions and parties are not permitted. Booking Terms and Conditions: Photo ID with residential address is required within 24hrs of making a booking. Standard Booking Cancellation Policy Payment of the rental deposit confirms acceptance of these Booking Terms and any Property Specific Terms and Conditions. Property-specific conditions may apply to matters including noise, swimming pools, pets and parking. The rental deposit required is 50% of the booking total. This is required at the time of the booking. Booking Payment The remaining balance must be paid in full 28 days before the booking date. If payment is not received, the owner may cancel the booking and attempt to re-let the property. Direct Booking Cancellations Cancelling 6 or more months before the booking date: Refunds are subject to a $150 administration fee, with the 3% (approx.) merchant fee non-refundable. Cancelling within 90 days before the booking date: Deposits are non-refundable unless the property is re-let for the full booking period at the same value. Refunds are subject to a $150 administration fee, with the 3% merchant fee non-refundable. Cancellations of a peak period booking, or with less than 28 days’ notice, a $250 refund administration fee applies where a refund is otherwise approved. Deposits are non-refundable unless the property is re-let for the full booking period at the same value. If the property is re-let at a last-minute discounted rate, the booking deposit will cover the difference in the booking total tariff. Medical Cancellations Medical cancellations require medical evidence. Options will depend on the booking date, number of guests, availability to re-book within three months and owner approval. If approved, the guest must still pay for any cleaning completed and linen used to prepare the beds. Booking Changes Request for a date change will depend on the booking date, number of guests, availability to re-book and owner approval. Changes to bookings will incur a $45 administration fee. If the preferred dates are unavailable, we may seek owner approval to transfer the booking to another property. Transferred bookings remain subject to the standard cancellation policy. Peak Periods Peak-period bookings, include: Melbourne Cup, Christmas, New Year’s Eve, January, Australia Day, Labour Day long weekend, Easter, June Long Weekend and AFL Grand Final weekend. Third-Party Bookings Please note, the YMHH cancellation policy overrides bookings made through Airbnb, HomeAway, Booking.com, Stayz or other third-party websites/agents. Cancellations, changes and postponements must be requested through the relevant booking platform. Third-party service fees, booking fees, commissions and merchant processing fees may be non-refundable according to the platform’s terms. Where the Property Manager receives funds from a third-party platform, any approved refund will be processed within 7 days of receiving the funds. Funds will not be returned before the original booking dates where the platform’s payment terms prevent this. For Airbnb bookings, please do not select “Request Money” when requesting a cancellation. Follow the cancellation process provided by Airbnb. Third-party booking changes are subject to availability, the booking site’s conditions and owner approval where required.
