Maps may not have the most updated photos. This is a transitioning area that may appear rough but it's safe and very quiet at night. There is a ring doorbell for added security. Early check-in is subject to availability at the sole discretion of the host. Early check-in availability is determined on the day of arrival. The early check-in fee is $25. Late check-out is 12pm. Late check-out fee is $40. Late check-out is subject to availability at the sole discretion of the host. Check-in begins at 5:00 pm and check-out ends at 10:00 am. You may find clean sheets and towels in the washer and dryer located in the laundry area. If you need to use the dryer, please remove and set it on the side. If you need to use the washer, please transfer and run the dryer. Thank you. This space is a non-shared separate unit. There are other listings located on the same property. There is an additional yet to be determined commercial usage fee for guests who require filming video or audio on the property. There are always fresh fully laundered towels and sheets placed between every guest visit. Normal wear and tear, these towels and sheets may get stains and tears. This enables us to give our guests the best possible value and at the same time help the environment. Houston is a hot and humid climate, this climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. No refunds given if bugs are seen. No animals are allowed. For undisclosed pets/ service animals brought into the listing, there is an automatic ejection with no refund and $250 cleanup fee. Pets are not allowed on any furniture or beds as well please pick up your pet's waste. If there is excessive pet hair in the space we will not refund the $250 pet cleaning deposit fee. *Deposit Collection* (Only in the case of Pets and Underage guests) In the case of any deposit collection, we will need a picture of your government ID and a picture of the credit card used matching your ID. The picture only needs to show the last four digits of your credit card. We will not be able to give access to the space until these steps are completed. Thanks! Heights development started in the old Victorian era of the 1890s. The old Victorian architecture, tree lined streets, amazing parks along with some of the best restaurants and nightlife Houston has to offer definitely make this neighborhood a top destination. This neighborhood has been deemed a historic district by the city, it is truly charming and beautiful.

BLEACH is the best disinfectant for sanitizing.** 1. HOST RESERVES THE RIGHT TO CANCEL ANY RESERVATION IF SCREENING QUESTIONS ARE NOT PROPERLY ANSWERED. 2. QUIET HOURS FROM 10PM TO 8AM ON THE INTERIOR AND EXTERIOR OF THE PROPERTY. THE PURPOSE OF QUIET HOURS IS TO MAINTAIN A QUIET AND COMFORTABLE ENVIRONMENT FOR ALL GUESTS AND NEIGHBORS.

3. QUIET HOURS ARE STRICTLY ENFORCED.

4. IF QUIET HOURS ARE NOT BEING ADHERED TO BY OTHER GUESTS IN THE PROPERTY PLEASE INFORM HOST AT THE TIME OF OCCURRENCE AND THE ISSUE WILL BE IMMEDIATELY ADDRESSED. IF A GUEST IS FOUND SMOKING OR EVIDENCE OF SMOKING IS FOUND AFTER CHECK-OUT THERE IS A $500 FINE. NO EXCEPTIONS. 8. THE FEE FOR NON-OVERNIGHT VISITORS IS $10 PER PERSON. A NON-OVERNIGHT VISITOR IS CONSIDERED TO BE SOMEBODY WHO LEAVES AT 11:59 PM OR BEFORE. THE FEE APPLIES STARTING WITH THE 4TH PERSON ENTERING THE PROPERTY.

9. OVERNIGHT GUESTS OVER 2 PERSONS, THE FEE IS $15.

10. IF YOU HAVE MORE GUESTS THAN THE ALLOWABLE AMOUNT FOR THE SPACE, PLEASE LET THE HOST KNOW AT THE TIME OF BOOKING. THERE IS A $50 PER GUEST, PER NIGHT FEE FOR ANY ADDITIONAL GUESTS THAT WE ARE NOT AWARE OF.

11. NO FIREARMS ARE ALLOWED ON PROPERTY.

GUEST MUST GET HOST WRITTEN APPROVAL PRIOR TO HAVING ANY PACKAGE SHIPPED TO THE LISTING. 22. NON-SERVICE ANIMAL ENTRY IS AUTOMATIC EJECTION WITH NO REFUND AND $500 CLEANUP FEE.

IN AN EFFORT TO BE ENVIRONMENTALLY AND ECONOMICALLY CONSCIOUS WE RECYCLE OUR TOWELS AND SHEETS TO KEEP THEM IN USE. THIS ENABLES US TO GIVE OUR GUESTS THE BEST POSSIBLE VALUE AND AT THE SAME TIME HELP THE ENVIRONMENT. 29. HOUSTON IS A HOT AND HUMID CLIMATE, THIS CLIMATE CAUSES A LOT OF BUGS. 37. AN EXCESSIVE CLEANING FEE OF $250 WILL APPLY TO ANY RESERVATION WHICH CAUSED EXCESSIVE CLEANING SERVICES TO BE RENDERED. 38. THIS IS A NON-SHARED LISTING WITH MULTIPLE LISTINGS ON THIS PROPERTY.

39. ANY STAYS 28 DAYS OR OVER WILL REQUIRE A SIGNED LEASE.
