Starter Supplies: We supply sufficient trash bags, paper towels, toilet paper, and other household essentials designed to last approximately three days. Should your stay extend beyond this period, we request that guests take on the responsibility of replenishing these items. Located on the southern shore of Lake Winnipesaukee, our home is situated in a picturesque neighborhood that's perfect for anyone who loves outdoor recreation, stunning views, and lively entertainment. Known as "The Weirs," this area is a popular destination for locals and visitors alike. During the summer months, The Weirs is home to a bustling boardwalk filled with shops, restaurants, and arcades, as well as a large public beach and a marina that offers boat rentals and tours of the lake. The Weirs Beach Drive-In Theater also offers a unique outdoor movie experience that's perfect for a romantic night out or a fun family outing. In the winter, The Weirs transforms into a winter wonderland, with skiing and snowboarding at nearby Gunstock Mountain Resort, as well as snowmobiling, ice fishing, and more. And throughout the year, The Weirs is a hub for live entertainment, with concerts and events at venues like the Bank of New Hampshire Pavilion. Despite its lively atmosphere, our neighborhood and our new home offers a tranquil retreat from the hustle and bustle of the Lakes Region. Nestled in a quiet and wooded area, this property offers breathtaking views of the lake and mountains, as well as easy access to hiking, biking, and other outdoor adventures. Whether you're looking for excitement or relaxation, our home is the perfect base for your Laconia getaway.

House Rules and Terms

Quiet hours begin at 9PM, no exceptions. Our home is located in a residential neighborhood, so please be respectful by keeping noise to a reasonable level - not just during quiet hours but at all times. NoiseAware party detection (decibel meter) and security cameras are for ensuring this rule is followed. Any disturbances to our neighbors may result in immediate check-out without refund. Manager/owner being called out for a rules violation is a $250 fee Early Check-in (if possible) = $25 Check-out is 10:00 AM unless otherwise noted. Check-out late fees are as follows: 30 until 2 hours minutes late = $50 2 hours late check out = daily base rate + any fees associated with disturbance of next guests' stay. Tampering with any of the technology in the home will result in immediate check-out without refund. Renters must be 25 or older. Smoking is strictly prohibited. A violation fee of $500 will be charged if evidence of smoking is found, including odor, residue, or cigarette remains. Pet Fee = $75/pet. Dogs are welcome and cats are not allowed. I ask that they are well behaved (no chewing furniture/scratching, no consistent barking, they are house trained and you pick up all of their waste outside). Any dog waste found after a guest will be a $50 clean up fee. No unregistered guests. Guest count in reservation must match guests in the property. Unregistered guests being on site will be charged $100/night per guest. Our EV charger is available for the use of our guests. The charger is a $10 fee per day. If you leave something, there is a $25 shipping fee plus shipping costs. Please be sure you have your belongings. Propane Tank: We have a gas grill, and the propane may need to be refilled. To ensure you're all set, you may want to bring your own propane just in case it's empty when you arrive. If you do need to refill the tank, rest assured that we will gladly reimburse you for the cost.
