📋 Before You Arrive — Key Policies ✅ Signed rental agreement + $500 refundable security deposit required to confirm reservation ⏰ 24 hours to complete if booked 7+ days out · 1 hour if booked within the same week 👤 Primary guest must be 25+ and an occupant of the unit 👥 Max 8 guests · all must be registered · no unregistered guests on premises at any time 🚗 $36 facility fee at The Summerhouse front desk on arrival — covers parking passes + wristbands for all guests · not included in booking fees 🚭 Strictly no smoking or vaping of any kind inside the unit, on the balcony, or in common areas — designated smoking areas available near Buildings B & C 🐾 No pets permitted on the premises unless specifically approved in writing by the host prior to arrival · unauthorized pets may result in immediate cancellation without refund 🚫🛒 Shopping carts, luggage carts, and beach carts are not permitted inside the unit — doors and entryways are not wide enough to accommodate carts without causing damage to walls and doors · please leave all carts in the hallway away from doors and walkways · unload your belongings from the hallway and bring items inside by hand · any damage caused by cart use will be the financial responsibility of the guest · minimum $150 charge applies 🤫 Quiet hours are strictly observed between 11:00 PM and 8:00 AM · please be respectful of neighboring residents and fellow guests during these hours · excessive noise, loud music, or disruptive behavior during quiet hours may result in a warning or cancellation without refund 🚿 Please rinse all beach gear, belongings, chairs, coolers, and sandy bodies before entering the building — outdoor showers and water hoses are conveniently located on the steps and wrap around from the beach access area by the pool · this helps protect the hallways, flooring, and unit from sand and saltwater damage and is greatly appreciated by all guests and residents 🏊 Water Safety & Child Safety — Important All guests swim in the ocean and use the pool and surrounding areas entirely at their own risk · children must be supervised by a responsible adult at all times in and around the water · proper flotation and safety gear is strongly encouraged and should be worn by all non-swimmers and young children at all times · guests are responsible for monitoring weather conditions and planning activities accordingly · Florida Coast Guard beach flag warning system must be observed at all times — red flags indicate high hazard and strong rip currents · double red flags mean the Gulf is closed to the public and no one should enter the water under any circumstances · please check flag conditions daily before entering the ocean · The Summerhouse HOA and the unit owner accept no responsibility or liability for any activities, accidents, or incidents occurring on the beach, in the ocean, at the pool, or in and around any common areas or water features on or near the property · all activities are undertaken solely at the guest's own risk 🌊
