About the Home

You will have the whole unit to yourselves. Two bedrooms in the downstairs and an upstairs living give you lake and mountain views and all as close to town as you can get. You also have exclusive use of the hot tub. The hot tub is cleaned/serviced after every stay, therefore may not be at temperature at check in time.

Good to know

We are set in a residential area and have neighbours. Parties and events are not be be held at this property. We request quiet times after 10pm. We do require a refundable damage deposit ($350) or waiver ($45) Please also ensure that the correct number of guests are noted in the listing. Please do not book on behalf of others. There are options for booking for work, please find the correct area to book this. There are stairs in the property. The hot tub/outside area is available for use between 0930 - 2130. No children under 12 years in hot tub. - The maximum number of persons staying at the residential unit in association with the residential visitor accommodation use shall be restricted to four (4) persons at any one time. - No sleeping on couches

Guest Access

The home is just a short stroll on the flat from down town Queenstown. Even closer is the local supermarket. The majority of attractions start points, bars and restaurants are less than a 15 minute walk from your accomodation. Busses are frequent and there is a bus stop just metres away. There are also good uber and taxi options as well. Town is also home to a good number of bike and ebike rental options so you can enjoy days riding some of the best bike tracks the area has to to offer. Close by are also some of the best hiking trails around. Everything from short walks to epic multi day adventures are catered for here. House Rules and Terms

We have strict rules to operate as part of our recourse consent, these are stipulated be the Queenstown Council. Further information can be found on the QLDC e-docs website and will be available in the home

- The hot tub is available for use 0930 - 2130. - During your stay please add two spoons of sanitiser to the pool even if you are not using it. - We have neighbours and we are in a residential area. Please abide by the 930pm rule. Our neighbours ALWAYS advise when there is noise after this time and then noted in your review as this is an ongoing issue with some guests who chose to ignore this. If two complaints are filed your booking will be instantly cancelled. - No Smoking anywhere on the property - No bikes in the house. - No children under 12 years in hot tub - Security cameras are onsite - above front door for your safety. - This is not a party house. MAX 4 GUESTS - Exceeding this will result in your booking being instantly cancelled (our owner occupier neighbours ALWAYS advise when this is exceeded). - There is one car parking spot, park next to the "P" close to the wall. Please do not bring any more than one car onto the property. Do not park too close to garage as access is needed 24/7

Conditions of operation (QLDC RULES)

- There shall be no use of outdoor living areas between the hours of 10.00 pm – 7.00 am the following day.

- Noise limits are not exceeded at any point within the boundary of any other site within this zone

Daytime 0800 – 2000 hours 50dBA L15 Night-time 2000 – 0800 hours 40 dBA L15 and 70 dBALmax 4.0 House Rules i) There shall be no more than four (4) guests present at any one time. ii) There shall be no use of any outdoor living areas between 10 pm and 7 am. iii) Be courteous of neighbours. There shall be no undue nuisance or noise to neighbours or the local community. iv) Any noisy activities should only occur inside after 8 pm with windows and doors closed. v) Rubbish/recycling bins are to go out on Tuesday evening or Wednesday morning and be brought back in as soon as possible after being emptied (unless rubbish/recycling is collected privately by the Property Manager). vi) There shall be no sleeping on sofas. vii) There shall be no use of illegal substances or conduct of illegal activities at the property. viii) No guests or gathering permitted.
