About the Home

For those hot summer days, we are just down the street from the NEIGHBORHOOD POOL! Close enough to grab your towel and walk on over to the clubhouse. The beautiful pool (open mid-May to late-September) features an oh-so-convenient ZERO-ENTRY, allowing you to just walk right in! There is plenty of seating for lounging in the sun or shade, as well as a SPLASH PAD that your little ones will love! There is also an outdoor playground to keep those kids entertained as well as a private hiking trail going through the neighborhood! We would be EXCITED TO HAVE YOU all for your next vacation!

CANNABIS AND ILLEGAL SUBSTANCE POLICY: Usage of cannabis (marijuana) and any other federally prohibited drug is not allowed on or near the home, property, or premises. Further, any / all guest(s) may not engage in any illegal drug-related activity, including but not limited to recreational or medical cannabis on or near the home, property, or premises. We reserve the right to immediately terminate the stay if any guest(s) engage in such activities. If this policy is violated, the guest who booked the stay acknowledges and agrees he or she is subject to an immediate fine of $1000 USD, along with any property damages, and eviction. Guests forfeits their stay and will not be permitted to return to the property if there is any evidence of cannabis use on the premises. We have two other homes in the same neighborhood ready to help you accommodate your large group! We have a 4 bedroom 3 bathroom home that sleeps 10 just around the corner! (property # 4030608) Then we have a 6 bedroom, 5 bathroom home that sleeps 18 one street over! (property # 4846201) Just type the property number into VRBO's search bar to view our other homes! BOAT RENTAL OR STORAGE! If you have a boat or trailer, Lakeside Storage is conveniently located right across the street from our neighborhood where you can set up plans to store your boat, trailer, or jet skis! Then a public boat ramp is just 2 minutes down the road making water access a breeze! If you need to rent a boat, the State Park Marina is just 8 minutes from our home and Bent Hook Marina is about 15 minutes away! Everything is so close!

The Neighborhood

This is an amazing neighborhood with a large clubhouse and a community swimming pool that is pristine.

Guest Access

As a guest, you have access to the entire house and the clubhouse (swimming pool, workout facility, pool table, large meeting area).

House Rules and Terms

1. Check in time is after 4:00 P.M. and checkout time is at 10 A.M. No early checkins unless discussed with me in advance. 2. This is a NON-SMOKING house, no exceptions. 3. No pets are permitted in this home. 4. We will not rent to vacationing students or singles less than 24 years of age unless accompanied by an adult, guardian or parent.

5. Damage Deposit A damage deposit of $200.00 is required. This must be received 30 days before arrival. The deposit is not applied towards rent; however, it is fully refundable within 14 days of departure, provided the following provisions are met:

a. No damage is done to home or it’s contents, beyond normal wear and tear. b. All debris, rubbish, and discards are placed in dumpster and soiled dishes are placed in the dishwasher and cleaned. c. All keys are left in the key box and the unit is left locked. d. No linens are lost or damaged. e. No early check in or late checkout unless approved by owner. f. No excessive cleaning is required. 6. Payment: An advance payment equal to 50% of the rental rate is required as soon as the reservation is made. This payment will be applied towards the home rent. Please make payment in the form of a personal check, bank money order, or cashier’s check payable to Adam Martin. The balance of the rent and damage deposit is due 30 days prior to your arrival date. 7. Cancellations: At least a 45 day notice is required for cancellations. Cancellations that are made 45 days before the scheduled arrival will be refunded less $100.00 booking fee after dates are rescheduled by another party. Cancellations that are made within 45 days of the arrival date, forfeit the full advance payment. Early departure does not warrant any refund of rent or deposit. 8. Maximum Occupancy: The maximum number of guests is limited to 12 persons. 9. No daily maid service: While linens and bath towels are included in the home, daily maid service is not included in the rental rate. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the home. 10. Rate Changes: Rates subject to change without notice. (The rate we agreed upon will not change, but this gives me the option to run specials or increase future rates.) 11. Falsified Reservations: Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money, and party will not be permitted to check in. 12. Written exceptions: Any exceptions to the above mentioned policies must be approved in writing in advance. 13. Parking: Vehicles are to be parked in designed parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fee is the sole responsibility of the vehicle owner. There is a parking pad in front of the home that holds 2 vehicles. Any additional vehicles need to be parked in overflow parking at the top of the hill. No parking on the grass or in the street are permitted. 14. Storm Policy/Road Conditions: No refunds will be given for storms. We do not refund due to road conditions. 15. This home is privately owned. The owners are not responsible for accidents, injuries or illness that occurs while on the premises or its facilities. The home owner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premise or others whom they invite to use the premise.
