Private Bedroom Your private single bedroom is simple and functional, featuring a comfortable single bed, bedside table with lamp, desk and chair for work or study, and a wardrobe with hangers to keep your belongings organized. The room offers a practical and quiet space for rest during your stay. Shared Bathrooms Guests have access to one full bathroom inside the house, equipped with a shower, toilet, and essential amenities such as shampoo, body wash, and a hairdryer. Additionally, there is a half bathroom in the backyard with a toilet and sink for added convenience. Shared Kitchen The shared kitchen includes a stovetop, microwave, toaster, kettle, pots, pans, utensils, and cookware, allowing you to prepare simple meals or snacks during your stay. Shared Laundry The shared laundry includes a washing machine, detergent, iron, and ironing board (no dryer), convenient for longer stays or freshening up your clothes. Additional Amenities Free NBN Wi-Fi is available throughout the property. Fans are provided during summer and heating blankets during winter. Regular cleaning of shared areas ensures a tidy and pleasant environment. Luggage storage may be available upon request for early arrivals or late departures. Kensington is a quiet, residential suburb with convenient access to shops, cafés, and local amenities. The area is close to the University of New South Wales and major roads, offering a calm neighborhood vibe while keeping Sydney’s attractions within reach. Early Check-in/Late Check-out Requests: - We are unable to determine the possibility of early check-in until the day of reservation. - If you do require early check-in, please message me to see availability instead of a making a reservation request/booking – we will try our best to accommodate you however it is not guaranteed. - All reservation early check-in or late check-out requests are accepted but NOT guaranteed as it is subject to availability on the day. Without the host’s direct written confirmation of check-in/out times; your reservation will follow normal check-in/out times. - Our normal check-in time is 4pm and check-out time is 10am. - Additional fees may incur to secure early check-in/ late check-out. - Alternatively, you may book an additional day ahead of your arrival to guarantee early check-in. *IMPORTANT HOUSE RULES - VIOLATION WILL RESULT IN YOUR RESERVATION BEING CANCELLED WITH NO REFUNDS* All facilities are communal. Please clean up after yourselves, especially in shared spaces like the kitchen and bathrooms. Do not leave dirty dishes in the sink. Please KEEP QUIET after 10 pm, no loud music, machinery, conversations or devices allowed. Please be respectful of others and only talk quietly after 10 pm. All lights out in common areas before midnight. Check-in is from 4 pm and Self check out is at 10 am. Thank you for your consideration. The purpose of these house rules is to ensure that all tenants of this building may enjoy a clean, safe and harmonious environment. 1. Kitchen – Wash your own dishes and keep the area clean, the cleaning fee is for cleaning your room after checkout not including your dishes. 2. Bathroom – Clean up after yourself and leave the area dry and clean for the next guest. 3. Fridge – Do not take food that is not yours, label your own food and remove after checkout. 4. Quiet Hours – No loud noise or conversations past 10PM – 8AM. 5. Rubbish – Throw rubbish away in the bin outside the house. 6. NO smoking on the premises at any given time, 7. No pets allowed. • Guests are required to provide access to their room in order for repairs to be done. Guests will be given as much advance warning as possible when repairs are scheduled. • The shared common area is to be kept free of rubbish, dirty dishes, bags, debris, etc. • Please turn off lights and check kitchen appliances are turned off when leaving the room. • For safety, please check that windows and doors are locked when you are leaving the property and don’t leave fire safety doors ajar. • If anything is broken or malfunctions, please notify the us as soon as practicable.
