Beyond the pantry, you'll also find a separate utility room with a washing machine and dryer for added convenience. The adjoining dining area comfortably seats six guests and connects seamlessly to the spacious living room, creating an inviting space to gather after a day exploring the Sunshine Coast. Good to know

*Unfortunately, we cannot accept Schoolies bookings or similar groups. *Guests are required to comply with local council regulations and the property house rules during their stay. *Please note the property occupies a corner position, so some daytime road noise may be experienced. *The electric entry gate does not fully open, making it a little more difficult to reverse out of the garage. We recommend reversing into the garage on arrival for easier departure. *The mature tree near the driveway may occasionally drop leaves and seeds onto parked vehicles. We recommend parking inside the garage where possible. *The private saltwater swimming pool is heated during the cooler months only. *Please note that to stay with us, guests will be required to complete a check-in form prior to arrival. Access details will only be provided once this form has been completed.

Guest Access

Guests will have exclusive access to the entire duplex, including the private heated swimming pool, outdoor entertaining area, driveway, and secure single garage.

House Rules and Terms

Noosa Council Code of conduct for guests

As hosts we are obliged to enforce the below code of conduct, and if a complaint is made we are required to address it with our guests within 30 minutes (24/7). Any complaints received after hours (outside Mon-Fri 9-5pm) will incur a $250 fee. Breaches could lead to eviction and suspension of our letting licence. If guests are evicted due to breaching the code of conduct no refund will be given.

Vehicles to be stored to not cause a nuisance or inconvenience to adjoining premises, and be parked within parking facilities on the premises where provided. Use of the premises, including any outdoor area of the premises, for example, an outdoor entertainment area, deck, balcony, swimming pool or spa, must not— detrimentally affect the residential amenity (including but not limited to noise, overlooking or light spill) enjoyed by residents adjoining or in the vicinity of the premises; or cause a nuisance (including a noise nuisance); or display unacceptable behaviour (for example loud aggressive behaviour; yelling, screaming, arguing; excessively loud cheering, clapping or singing; or create a level of noise which is in excess of the acceptable levels described by Queensland Government legislation for environmental protection (noise). An occupant of the premises must not sleep or camp on the premises in a tent, caravan, campervan or similar facility. The maximum occupancy is 2 guests per bedroom. No more than 4 guests may occupy the premises at any time. Pets occupying the premises (where allowed) must be managed and not cause a nuisance (including a noise nuisance). General waste (including the separation of recyclable waste) must be placed in a waste container. Waste containers must be placed on the kerb side frontage of the premises for the collection of waste each Thursday for collection on Friday by the guest in residence, and be moved back inside the gated area within 24 hours of the scheduled collection day. The waste containers cannot be left by the roadside for more than 24 hours. The grounds of the premises are kept in a safe and tidy condition.

We would truly appreciate it if you could accept the local code of conduct and our house rules, and thank you in advance for your cooperation! *Strictly no schoolies or groups. *We reserve the right to decline reservations that we do not feel comfortable with. *Kindly remove your shoes indoors please to keep sand outside. Please make use of the outdoor shower upon return from the beach. *Please refrain from rearranging the furniture. *This accommodation is for residential purposes only, functions or parties (big or small) are strictly not permitted and penalties apply. *You are holidaying in a residential area, please no loud music at any time and after 9pm. *Outdoor area usage strictly 8am-9pm *Pool use strictly 8am-8pm Please be respectful not to disturb our lovely neighbours. Sadly additional charges will be applied to your booking if we receive a noise complaint and security is called. If you do not reduce the noise level at this time, authorities and Airbnb may be contacted for your removal off the property should noise complaints be received. NO REFUND WILL BE GIVEN should you be asked to leave due to breaking the house rules or non-compliance with the code of conduct. *The owner will not be responsible for any injury suffered to a guest, or visitors of a guest. *All guests under the age of 18 must be accompanied by a parent/guardian Children and infants must be under active supervision by a parent or guardian, at all times. All responsibility and duty of care for them must be provided by you. *We want you to enjoy the pool area, but to avoid injury, please no bombing or running. *Children are not allowed in the gated swimming pool area without an adult actively supervising in the space for safety. *No drinking glasses or bottles are to be taken into the pool area - only plastic items allowed. *Check in time is 3pm and check out time is 10am. *Any sports equipment, baby equipment or toys supplied are there for your enjoyment but used at your own risk. The host cannot be held liable for any injuries sustained from using the equipment.

Extra fees

*An extra cleaning charge of $50 applies to all bookings departing on a public holiday due to the increased cost of labor. *If guests are found to have had a party resulting in extra cleaning, guests will be charged for extra cleaning accordingly. *Excessive cleaning costs will be charged to the guests if the house is not left in a neat and tidy condition. *Upon departure BBQ is to be cleaned please, if used. An additional charge of $40 will be applied if it is left dirty. *Please take great care not to lose the keys or garage remote. Loss or damage will incur additional charges. *If you leave property behind on departure, we are happy to send it back to you for a minimum charge of $25 covering postage and our time to retrieve and send the items *Emu holiday has a selection of baby equipment available to hire. Cleaning: The cleaning is provided by a commercial cleaning company and they provide a cleanliness guarantee. Their contact details are advertised in the accommodation. If the cleanliness is not to your expectation please contact the provider directly, they will rectify any reasonable issues. Please keep in mind that we are dealing with labour shortages and high costs of living just as the rest of the country. Please know we do our very best to provide beautiful, clean spaces to our guests, but we have a constant turnover of staff and they are not always perfect. So if there has been a small oversight, please forgive us, but major issues will be addressed. NO refund will be provided as we offer a cleanliness guarantee. In the event that the cleaning company is unresponsive please contact us via the Airbnb app and we will assist. Noise and other issues outside our control: You are holidaying in a residential area and surrounding buildings or units might have noisy maintenance or construction at times. This is completely beyond our control, and no refund will be provided if this occurs.
