In accordance with California rental law, we are required to sign a lease agreement with tenants for rentals surpassing 28 days. Additionally, For stays exceeding 28 days, we kindly request our guests to cover utility costs during their visit. This helps us keep our rates affordable while offering the comfort and convenience of a fully-equipped home. Utility charges will be based on actual usage, ensuring fairness and transparency. Security DepositοΌ A security deposit of $1,000 is required for long-term stays. This deposit is fully refundable, provided the property is returned in its original condition. We trust you will treat the space as if it were your own, and in return, we will ensure your deposit is returned promptly after your departure. House Rules ββββββββββββββββββββββββ General Conduct β’ Please be respectful of all housemates and neighbors at all times. β’ Parties, gatherings, or loud disturbances are strictly prohibited. If a party is confirmed, a $2,000 penalty will be charged based on the property type. β’ Smoking, vaping, and marijuana use are strictly prohibited inside the entire property, including both private and shared areas. Any evidence of smoking or marijuana (odor, ashes, cigarette butts, burns, etc.) will incur a $1,500 penalty. β’ Pets are not allowed unless approved in advance. Unauthorized pets or exceeding the permitted number will result in a $150 deep-cleaning fee per pet. β’ Overnight guests not listed on the reservation are not permitted. Exceeding the maximum occupancy will incur a $1,500 penalty per additional guest. β’ Please keep noise levels reasonable at all times to avoid disturbing neighbors. ββββββββββββββββββββββββ Bathroom Rules β’ Do not flush paper towels, wipes, sanitary products, or anything other than toilet paper. Guests will be responsible for plumbing repair fees if clogging occurs. β’ Report any leaks, clogs, or abnormal water pressure to management immediately. ββββββββββββββββββββββββ Kitchen Rules β’ Never leave cooking unattended. β’ Turn off the stove, oven, and lights after use. β’ Please clean countertops and stovetops after cooking. If oil, food residue, or improper cleaning leads to pests or additional cleaning work, an extra cleaning fee of $250β$500 may apply. ββββββββββββββββββββββββ Living Room / Common Areas β’ Sleeping or staying overnight in common areas is not allowed. If this disrupts other guests, a $300β$500 violation fee may apply. β’ Keep TV and speaker volume low. If a neighbor files an official noise complaint, a $500 administrative fee will be charged. ββββββββββββββββββββββββ Parking Rules β’ Free street parking is available on a first-come, first-served basis. β’ Garage parking is available if included in your stay. β’ Do not block driveways or other vehicles. If your vehicle causes a neighbor complaint or is towed, all related costs and responsibilities will be the guestβs responsibility, plus a $200 parking violation fee. ββββββββββββββββββββββββ Maintenance & Repairs β’ Report any damages, leaks, or malfunctioning appliances to management immediately. β’ Do not attempt to repair electrical, plumbing, or structural issues yourself. Guests are responsible for all damages caused by unauthorized repairs. β’ Accidental damage to furniture must be compensated at cost. Intentional or malicious damage will be charged at three times the replacement cost. β’ Unauthorized moving of large furniture (beds, sofas, refrigerators, etc.) that causes wall or floor damage will incur a minimum $300 repair fee. ββββββββββββββββββββββββ Safety & Security β’ Always lock all doors and windows when leaving the home. Guests are responsible for losses resulting from failure to secure the property. β’ Do not share access codes, keys, or garage remotes with non-residents. Lost keys, access cards, or remotes will incur a $250β$350 replacement fee. β’ Do not cover, move, or tamper with the doorbell camera or any security devices. This will result in a $500 penalty plus replacement costs. β’ Keep emergency exits clear at all times. β’ In case of emergency, call 911 first, then inform management. ββββββββββββββββββββββββ Cleaning & Checkout β’ Excessive trash, severe stains, food residue, vomit, or damage to carpets/mattresses will result in an $800 deep-cleaning fee. β’ Please leave the home in a reasonably tidy condition. Full cleaning is not required, but intentional mess or damage is not allowed.
