This spacious 4-bedroom, 2-bath beachfront retreat offers stunning ocean views, two private waterfront balconies, and direct beach access right from the property. Perfect for families or groups, this unit features two M SPA 6-person jet hot tubs—one located on the master bedroom balcony and the other just off the main living area—plus a pool table for added entertainment. Guests also enjoy access to the complex’s shared pool area with lounge chairs, outdoor dining areas, an outdoor kitchen with BBQ, poolside bathrooms, and a shared washer and dryer. The property is located close to Cerro Gordo State Park, which offers miles of trails ideal for hiking, trail running, and mountain biking. This premium unit combines comfort, entertainment, and spectacular scenery, making it the ultimate coastal escape. LIVING AREAS AND KITCHEN Relax and unwind in two comfortable living spaces—one main living room with a sofa, TV, and balcony access, and a second smaller living area offering another TV and flexible space for your group. The home also features a pool table, perfect for friendly games. The kitchen is fully equipped with a 4-burner stove, oven, microwave, coffee maker, toaster, and full-size refrigerator/freezer, plus cookware and all essentials needed to prepare meals at home. Enjoy casual meals inside or step out onto your balcony to take in the ocean breeze. SLEEPING ARRANGEMENTS Balandras Beach House #4 accommodates up to 8 guests across 4 bedrooms and 2 full bathrooms: - Master Bedroom: Queen bed, TV, en-suite bathroom, private balcony with hot tub and ocean views - Bedroom 2: Queen bed - Bedroom 3: Full bed and bunk bed (full below, twin on top), TV - Bedroom 4: Bunk bed (full below, twin on top), TV - 2nd Bathroom: Full bathroom with shower, conveniently located near bedrooms 2, 3, and 4 All bedrooms and living spaces are air-conditioned for comfort. GUEST ACCESS Guests staying at Balandras Beach House #4 will have: - Direct access to Cerro Gordo Beach from the property - Two private balconies with stunning ocean views - Two M SPA 6-person jet hot tubs - Use of the unit’s pool table for entertainment - Shared access to the complex pool, BBQ gazebo, and outdoor amenities OTHER THINGS TO NOTE - Please keep in mind that the pool and outdoor areas are shared spaces. We kindly ask all guests to use them responsibly and respect others staying on the property. - Quiet hours and respectful behavior ensure everyone enjoys their stay. - No events or large gatherings are allowed. - If you are interested in renting additional space within the complex, Balandras Beach House offers other options: House #1 is a 2-bedroom unit, House #2 is a studio unit, and House #3 is a 1-bedroom unit. Please send us a message if interested. PACK AND PLAY (SUBJECT TO AVAILABILITY): We can leave a complimentary Pack and Play at the property upon request. This should be requested upon booking or no later than 5 days before arrival. Pack and Plays are subject to availability. IMPORTANT POOL RULES - POOL HOURS ARE FROM 9:00 AM TO 9:00 PM. - CHILDREN UNDER THE AGE OF 10 MUST BE ACCOMPANIED BY AN ADULT. - COOLERS, FLOATERS, SPEAKERS, BALLS, FOOD, OR DRINKS ARE NOT ALLOWED. GETTING AROUND & PARKING The property includes parking for up to two (2) vehicles. Renting a car is a must when staying in Vega Alta. You will need it to move around to nearby restaurants and shops as well as to explore the rest of the island. Ubers are not readily availble in the area and must not be relied on! LOCATION Balandras Beach House #4 is located in Vega Alta. Well known among locals for its excellent location, and world-class beach. Vega Alta is an easy 40-minute drive from the airport and has a wide array of dining options nearby. Take advantage of the Balandras Beach House amenities for an amazing day at Cerro Gordo Beach, or enjoy the pool and BBQ area for a relaxing afternoon with family and friends. There are many things to do in the surrounding areas, here are our top picks: - Explore the local culinary scene with everything from Puerto Rican specialties to excellent Italian and Asian options. - Road trip to the Dorado public beach, just a 5-minute drive away. This beach is almost a mile long and features various beachfront restaurants and bars, perfect for beachcombing. - Shop at the Barceloneta Outlets, a 30-minute drive away, offering a variety of shopping and dining options. - Spend a day in Old San Juan, a 30-minute drive away. It is the oldest city in all of the US and full of history, colorful streets, and cultural experiences. - Hike the Cerro Gordo State Park. The entire loop is 3 miles long and takes about an hour and fifteen minutes to complete. For safety, hike in the opposite direction of mountain bikers and use a trail app such as All Trails. STARTER AMENITIES At West Indies Vacation Rentals, we strive to provide top-notch amenities, ensuring our guests feel at home during their stay. All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach/pool towel per guest. We provide a set of disposable essentials to help you get your vacation started comfortably. These include: - 1 set of hotel-size soap and shampoo (per bathroom) - 3 garbage bags - 1 roll of paper towels - 2 rolls of toilet paper (per bathroom) - 1 dish soap - 1 dish sponge Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay. Most properties also include at least 2 beach chairs and an ice cooler. You may reach out to us 5 days before arrival for confirmation. HOUSE RULES RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed. NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated. NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property. QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors. UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable. MAXIMUM OCCUPANCY: The maximum occupancy is 8 adults/children at all times, including visitors. OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund. TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items. TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated. SUBLETTING: Subletting or re-renting the property is not permitted. CHECK-IN / CHECK-OUT TIMES Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that. If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule. If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival. Check-out time is at 11:00 AM. For late check-out requests, please reach out the day before your departure, and we’ll be happy to check availability for you. TRAVEL INSURANCE / HURRICANE SEASON We strongly recommend that all guests purchase travel insurance, not only during the peak months of Hurricane Season (July to October) but also throughout the year to cover unexpected events such as travel delays, pandemics, or other unforeseen issues. Travel insurance is inexpensive and can reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, coverage will depend on the policy purchased.
