DOGS: We love dogs! $25 per night per dog fee, max of 2 dogs. You must clean up after them outside (waste) and inside (fur). No dogs on furniture including bed (without covers) and no wet dogs inside. Dogs may not be locked in any rooms and should be crated if you leave the house. You'll find Nature's Miracle to help keep the home clean. Additional fees will be charged if there is any damage. HOT TUB: WAIVER OF LIABILITY FOR HOT TUB and AMENITIES and DAMAGES: Guest understands that there are special health risks that may be involved in using the hot tub, as well as safety risks using other areas of the property ( barbeque, dock, kayaks as examples). In particular, Guest understands that there are potential dangers that these amenities may present to children who are not carefully supervised as well as danger to any person using the hot tub if a person has health risks, is intoxicated or using any kind of drugs or medication, or if pregnant. The hot tub should be kept at a temperature that is less than 104 for personal safety. Guest agrees to explain the risks of using all of the amenities and hot tub to any other guests at the property and to be fully and solely responsible for any accidents, medical conditions, or injuries their guests may incur. Guest understands the risks discussed above and agrees that they will assume all responsibility for themselves and their guests for the consequences of those risks. Guest agrees to waive any claim whatsoever against Owner or Property Manager for accidents, medical conditions or claims arising from their own use or their guests’ use of the amenities or hot tub. Guest also understands and agrees that he or she is responsible and liable and will pay Owner upon request for any damages that occur to the amenities and hot tub and its support equipment through their own or their guests’ misuse and/or negligence, for example, but not limited to, using the incorrect detergents in the dishwasher or clothes washer, neglecting to extinguish all fires in the grill or fire pit, failing to replace and secure the hot tub cover, walking on or otherwise damaging the hot tub cover, or damaging the hot tub filtration system with foreign objects, soaps or oils, or causing excessive water overflow. SECURITY CAMERA AT FRONT DOOR: Ring monitoring camera outside front door. No interior cameras. WILDLIFE: The house is located in a natural & wooded area, so you may see & hear bugs, furry critters of all sizes (including but not limited to deer, squirrels, and rodents), & reptiles. Our property has regularly scheduled pest control, however, we cannot guarantee that any such critters will not be visible in & around the property. Please try to keep the doors closed, do not leave food outside to prevent entry of unwanted critters. Do not feed any wildlife as they are wild animals. No refunds will be provided if a local critter visits the property. Guest fully understands that: (i) some of the activities and recreational opportunities available at the Property are or may be dangerous activities, (ii) neither homeowner nor management company maintains the Property as a commercial recreation facility; (ii) neither homeowner nor management company supervises activities on the Property; (iii) in using the Property, each guest is responsible for assuming all risks, known or unknown or his or her own activities; and (iv) each guest will be using the Property where there may or will be other persons whose activities are not controlled by homeowner or management company. Each guest wishes to participate in recreational activities at the Property knowing they are potentially dangerous. Each guest accepts and assumes all risks of injury (including death) to guest and injury or loss to Property, whether foreseeable or unforeseeable, as well as any liability from participation in recreation on the Property. Please note: The hot tub is serviced every Thursday. Guest also understands and agrees that he or she is responsible and liable and will pay Owner upon request for any damages that occur to the amenities and hot tub and its support equipment through their own or their guests’ misuse and/or negligence, for example, but not limited to, using the incorrect detergents in the dishwasher or clothes washer, neglecting to extinguish all fires in the grill or fire pit, failing to replace and secure the hot tub cover, walking on or otherwise damaging the hot tub cover, or damaging the hot tub filtration system with foreign objects, soaps or oils, or causing excessive water overflow. Heads up! Jellyfish have been spotted around the docks at this time of year, so please use extra caution when swimming or wading in the water. While we want you to have a fun and relaxing experience, it’s important to understand that water activities come with certain risks. Waterfronts are fun but unpredictable environments. Even strong swimmers can run into trouble. There are no lifeguards on duty, and natural conditions may vary, including slippery surfaces, changing water depths, sharp objects, or wildlife. To ensure everyone’s safety and to comply with insurance and legal requirements, all guests must acknowledge and accept these risks. This waiver applies to any water-related activity or equipment you may use on or near the property, including: Swimming or wading Using paddleboards, kayaks, rafts, or canoes Walking on docks, beaches, or near water Fishing or boating Any other recreational waterfront use By using the waterfront or any water-related equipment, you understand and accept that: Water activities are inherently risky. You are responsible for your own safety and the safety of anyone in your group. The property owner and host are not responsible for any accidents, injuries, or deaths that occur during your stay, regardless of the cause. Important Safety Rules To help keep everyone safe, we ask that you follow these basic safety guidelines: No lifeguard is on duty – swim and use water equipment at your own risk. Children under 18 must be supervised at all times when near or in the water. No diving or jumping from docks, boats, or other structures. No water activity under the influence of alcohol or drugs. Wear life jackets when using kayaks, paddleboards, or any watercraft. Check weather and water conditions before going in. Avoid using the water after dark or during storms. Release of Liability By staying at this property and/or using the waterfront: You agree to release the property owner and host from any legal claims or responsibility for injuries, losses, or damages that happen due to water activities. You accept full responsibility for any accidents that occur while using the waterfront or watercraft.
