Two bedrooms have king beds(sleeps 2 in each room) the other bedroom has a queen bed and a trundle bunk that sleeps 3 people separately(total of 5 people for this room). The bunks are great for adults, teens, or small children. We also have a very nice high-quality queen-size air mattress(Sleeps 2). The home offers four deck/patios- one off the master that is covered, the other on the waterfront for coffee and reading, one overlooking the pool(covered) and another overlooking the pool and canal(covered). The large pool area provides covered dining and lounge seating for 10 guests, and there are several loungers with umbrellas on the pool deck for shade. The beautiful tropical landscaping surrounds the entire property providing excellent privacy. Two Wholefoods, Fresh Market, Winn Dixie, and Publix(Walking Distance) all within roughly 1 mile of the home. Hundreds of restaurants, bars, and boutiques all within proximity of the home. Beach Chairs, all linens, towels and even beach and pool towels provided! Starter packs of shampoo, conditioner and soaps in all baths and light cleaning supplies for the home Parking for 7 cars in the driveway. Why trap yourself along the beach(very heavy traffic) when you will not spend all your time on the beach? This location provides multiple access points to the beach allowing you to avoid traffic, the luxury of being able to pick from one of three incredible beaches, very close proximity to all of Fort Lauderdale’s best restaurants, bars, galleries, shopping, and Fort Lauderdale’s nicest park is a 2–5-minute drive and consists of tennis courts, pickleball, basketball, shuffleboard, volleyball, jogging trails, exercise stations and much more. The Riverwalk, which is a several mile long path along the Fort Lauderdale New River, is around 10 minutes from the house on bike. You can drive in 5 minutes and park in one of many parking lots. This is an excellent spot for exercising along the river, enjoying outdoor patio restaurants, having drinks, relaxing at one of the many parks, or find a bench and enjoy watching the many Yachts passing through. Wholefoods, Starbucks, and hundreds of restaurants are within less than 1 mile to 2 miles from the house! The area is very quiet, although located in the Downtown area of Fort Lauderdale. Also inquire about Golf Rentals- the area is wonderful to take advantage of a golf rental to see all the local attractions. The excellent location of this home provides three different routes to the beach to avoid traffic during congested times. It is unlawful for a sexual offender or sexual predator to occupy this residence if so determined pursuant to subsection 15-278(8). Fort Lauderdale Vacation Rental license VR-23010029. Valid ID is required upon arrival and Minimum renter age is 25 unless approved by host or Florida Luxe Rentals prior to reservation and we like to meet our guests at the property to provide a walk-through, cover all systems of the home and to cover house rules. No events, parties, photo and/or production shoots or large gatherings of any kind. Reservation will be canceled without refund if any rules are broken. It's important for all of our guests to understand, acknowledge and agree that any of our maintenance techs or vendors can have access to the property from 7:00am to 10:00pm to service the property without notice. Guest will need to provide access and cooperate during those hours. In most cases, maintenance is done prior to the guest arriving and if further service is needed it's typically done on scheduled days and during the middle of the day. Again, there is no guarantee of time or which day, and that we can provide any notice. Thank you for your understanding All our properties have a lot of outdoor furniture. While we do the best we can to maintain the furniture and cushions, there will be wear and tear from use, as well as staining from the outdoor elements Canal fencing is no longer available at this property due to storm damage Events must be approved prior to booking To help every guest clearly understand what we consider as an event see below Any time there are additional guests on the property that were not disclosed and therefore registered at time of booking or check-in. Any unauthorized guests that exceed the number of approved guests(12) at any given time would be considered an event. EXTRA REGISTERED GUESTS AND PETS The house is designed to accommodate 12 guests in private rooms with the ability to sleep more in semi private areas- inquire with host for additional details. Again, if your party consists of 13 guests or more this must be disclosed to host at time of booking. Inquire with host for additional guest fees. Typically the fee per additional guest is $60 per day. PET FEE Pet fee is $160 per pet non-refundable and a maximum of two pets. Please inquire with host prior to booking for pet approval. Host reserves the right to not accept reservations that have pets included in the party. There are no exceptions to the pet fee as it is needed to cover the extra cleaning involved to ensure an allergy free experience for all guests. The pet fee must be paid with the reservation. NON DISCLOSED PARTIES, EVENTS AND PETS The following is not permitted: Any party, event, unauthorized guest or pet. GUESTS MUST DISCLOSE TO HOST AT TIME OF RESERVATION ANY PET, EXTRA GUESTS OR EVENTS. IF THIS POLICY IS VIOLATED GUEST AGREES TO IMMEDIATELY VACATE AND FORFEIT ALL MONIES RELATED TO THE ENTIRE STAY. Noise Broward County Noise Ordinance - There is a countywide noise ordinance that prohibits any noise after 10:00pm on the exterior of a home. This means noise after 10:00pm should not be heard by anyone within 25 feet. You can still enjoy the outside of the home- but peacefully! Please keep in mind this home is located where full time residents live. If there is excessive noise the neighbors will call the police. To help with monitoring noise and preventing potentially serious issues for guests and us(host), we have installed noise monitors. The monitors do not record voice or infringe on privacy- they simply monitor decibel levels. If noise exceeds a certain level- the monitors notify host and management. Noise monitors are located at entry points for the home. If any tampering of the devices is discovered guest agrees to pay $125 dollar service fee to cover reconnection of the device. This non-negotiable fee will be documented and must be paid directly to the host at the time of reconnection service or via additional fund request through Airbnb or VRBO Tenants must comply with the noise ordinance imposed by Broward County that states there shall be no outside noise after 10:00pm. This home is surrounded by neighbors that occupy their homes all year. Please respect that the neighbors are very close to this house. The neighbors will call the police and have in the past if there is any noise after 10:00pm. Recreational drug use in or outside of the home is prohibited and again the neighbors will call the police. The community is gated and therefore patrolled so please do not park any where but in the driveways of the home. It's important to point out that there are noise devices installed in this home and will alert the owner if the excessive noise is created inside or outside of the home. When booking this home you are agreeing to keep the noise levels outside to a minimum up until 10:00pm, no noise after 10:00pm and the noise levels on the interior should be at a level that does not disturb surrounding neighbors. Fireplace is not to be used Sewer Back Up's If any of the sewer lines or drains back up in the house due to guest use and the plumber determines the back up was caused from negligence - such as baby wipes or feminine products flushed down the toilet, the guest is responsible for the cost to remedy the issue as well as any clean up that is required. This includes but not limited to drain snaking, drain jetting, the use of a drain camera and any other equipment required to resolve the issue. It is the guests responsibility to report any plumbing or drainage issues at time of check in. If no issues are reported then the owner will assume that all plumbing is in good working order and any back up that occurs after check in will be the responsibility of the guest. All back up's must be reported to the owner and the guest is not authorized to peform work on the house or hire service providers without owner approval. Usage of Dock, Waterfront Along Property, Paddleboards, Bikes, Kayaks – And Anything Else We Provide With The Home. Assumption of Risk: I understand and accept that the usage of the following: Usage of Dock, Waterfront Along Property, Paddleboards, Bikes, Kayaks – And Anything Else We Provide With The Home- exposes me to many hazards and entails unavoidable risk of death, personal injury (including but not limited to drowning or bodily injury) and loss of or damage to property. I also understand I should be in good physical health to participate in using the items mentioned above or participating with any activity associated with the items above. I choose to participate in using the items above or the activities related to in spite of these risks and hereby assume all risk of injury or loss of life to myself and loss of or damage to property arising out of using the items mentioned and participating in any of the associated activities. I understand the inherent risk involved in using this equipment; accept full responsibility for any and all such damage or injury which may result. Waiver and Release: In consideration of Excella Equity Group(management company) and the owner of this home allowing me to use the items provided(Usage of Dock, Waterfront Along Property, Paddleboards, Bikes, Kayaks – And Anything Else We Provide With The Home), I specifically release and forever discharge Excella Equity Group, the property owner, and its officers, affiliate companies, agents, and employees from any and all liability or claims for injury, illness, death or loss of or damage to property which I may suffer while using the Dock, Waterfront Along Property, Paddleboards, Bikes, Kayaks – And Anything Else We Provide With The Home. This discharge specifically includes, but is not limited to, liability or claims for injury, illness, death or damage caused by the negligence of Excella Equity Group, the Property Owner, or its officers, agents, or employees. It is my intent by the Waiver and Release Agreement to release Excella Equity Group, the Property Owner, or its officers, agents, or employees and hold it harmless from all liability for any such property loss or damage, personal injury or loss of life, whether caused by the negligence of Excella Equity Group, the Property Owner, or its officers, agents, or employees or whether based upon breach of contract, breach of warranty, or any other legal theory. By renting this property, I agree and understand that it is my option to use the Dock, Waterfront Along Property, Paddleboards, Bikes, Kayaks – And Anything Else We Provide With The Home, and I fully recognize that if injury, illness, death or damage occurs to me while I am engaged in any activities related to the Dock, Waterfront Along Property, Paddleboards, Bikes, Kayaks – And Anything Else We Provide With The Home, I will have no right to make a claim or file a lawsuit against Excella Equity Group, the Property Owner, or its officers, agents, or employees, even if they or any of them negligently cause my injury, illness, damage or death. By booking this reservation, the guest agrees to not contest any of the rules above. DISCOVERY If it is discovered that a pet, event, or extra guests have been in the home that we have not been made aware of, the registered guest acknowledges, by making this reservation that a 250 penalty will automatically be deducted from the security deposit, in addition to the additional fees that would have applied according to the policy. DISCLAIMER By booking your reservation to this property, you and ALL guests included or invited throughout the course of the stay of this property agree to the below waiver. It shall be the sole responsibility of the registered guest to convey or make known the following disclaimer to any person/s entering the premises for the duration of the reservation. KNOW ALL MEN BY THESE PRESENT, that by booking this reservation, I/We agree to hold the owner of the property harmless and not liable for any claims resulting from injuries, allergies, sicknesses, including Covid19, incidents, or the like resulting from the voluntary use of the property itself and/or any amenities contained on the property, described or not described in the listing. I/we also agree To hold the owner harmless and not liable for any claims, resulting from injures allergies, sicknesses, incidents, or the like from the voluntary use of any of the items contained on the property including but not limited to kitchen items, soaps toiletries, toys, swimming accessories or any item whatsoever available and accessible on the premises for the duration of the stay. By booking a reservation the guests Agree to the following terms and conditions If any damage is found after guest check-out the guest agrees in advance to cover the cost of the damage. The guests understand and agree to pay the cost of the damages + a 30% coordination/management fee to the owner or property manager. Security deposit funds will be applied first and any balance remaining will be the responsibility of the guest Guests agree not to dispute the security deposit charge or authorization hold on their credit card. Guests understand this charge or authorization hold is final until check out is complete, the property manager has completed a damage report and a release of security funds is authorized by the property manager or owner. Guests understand that they are responsible for reporting any existing damage to the property manager or owner within 1 hour of check-in or during the check-in walkthrough if one takes place. Damage is to be reported via email or text with supporting pictures. Before using the hot tub(s) guests agree to shower, wash feet off and keep any beverages out of the water. Guests understand that the water is tested prior to their check in and after check out. Any debris, drinks in the water or other issues found will be the guest responsibility to pay for. Guests also agree to turn the heat down to 95 degrees after use. If the hot tubs are found above 98 degrees at check out, the guests agree to pay an electricity surcharge of $100 per tub Guest agrees to not move any outdoor furniture or indoor furniture without the permission of the owner or property manager. Any moved furniture that requires the property manager or owner to move back in place is $75 dollars per piece of furniture. Guest understands that there are 2.5 bathrooms located around the property and agree to use them instead of any of the exterior gardens or entertainment areas. If the property manager discovers the odor of urine or feces on the exterior of the home the guest agrees to cover the cost of professional remediation for the removal and smell. Guest agrees to check out and agrees to pay $250 per hour past the check out time. All toys will be returned to appropriate bins, and chairs stacked next to entrance door along the wall. Any missing or damaged chairs and toys will be charged to the guest. Toys and chairs should be hosed off and free of sand and debris Guest agrees to use the appropriate bins for trash and recycling and not to mix either one. If owner or property manager finds that items have been mixed, the charge to resolve prior to trash pick up with be billed at an hourly rate of $50 per hour plus trash removal fees if owner missed the scheduled trash day due to this issue. In addition, Guest will not leave bags of trash on the exterior of the home and understands all trash is to be placed in the appropriate exterior bin to avoid a service fee of $50 per hour to resolve any trash related issues Guest understands that Broward County has a Noise Ordinance and is as follows - There is a countywide noise ordinance that prohibits any noise after 10:00pm on the exterior of a home. Please keep in mind this home is located where full time residents live. If there is excessive noise the neighbors will call the police. If the police are called due to excessive noise the guest agrees to vacate the premises immediately upon notice from owner or property manager and forfeit all monies including their security deposit. There will be no refunds even for unused time of a guests stay. Noise during the day should be kept to normal or reasonable levels. Music, yelling, partying and other sounds should not be heard by any of the neighboring properties. If the reservation is through Airbnb, VRBO or another booking channel, guest agrees in advance to pay the amount listed below for each item through a money or damage request using the booking software the reservation was booked through. If the booking was booked directly through owner or property manager, guest agrees to pay the amount from damage deposit or pay immediately upon request from property manager or owner.
