House Rules ──────────────────────── General Conduct • Please be respectful of all housemates and neighbors at all times. • Parties, gatherings, or loud disturbances are strictly prohibited. If a party is confirmed, a penalty of $1,000 will be charged based on the property type. • Smoking, vaping, and marijuana use are strictly prohibited inside the entire property, including both private and shared areas. Any evidence of smoking or marijuana (odor, ashes, cigarette butts, burns, etc.) will incur a $1,000 penalty. • Pets are not allowed unless approved in advance. Unauthorized pets or exceeding the permitted number will result in a $300 deep-cleaning fee per pet. • Overnight guests not listed on the reservation are not permitted. Exceeding the maximum occupancy will incur a $500 penalty per additional guest. • Please keep noise levels reasonable at all times to avoid disturbing neighbors. ──────────────────────── Bathroom Rules • Do not flush paper towels, wipes, sanitary products, or anything other than toilet paper. Guests will be responsible for plumbing repair fees if clogging occurs. • Report any leaks, clogs, or abnormal water pressure to management immediately. ──────────────────────── Kitchen Rules • Never leave cooking unattended. • Turn off the stove and lights after use. • Please clean countertops and stovetops after cooking. If oil, food residue, or improper cleaning leads to pests or additional cleaning work, an extra cleaning fee of $50–$150 may apply. ──────────────────────── Living Room / Common Areas • Sleeping or staying overnight in common areas is not allowed. If this disrupts other guests, a $300–$500 violation fee may apply. • Keep TV and speaker volume low. If a neighbor files an official noise complaint, a $200 administrative fee will be charged. ──────────────────────── Parking Rules • Free street parking is available on a first-come, first-served basis. • Garage parking is available if included in your stay. • Do not block driveways or other vehicles. If your vehicle causes a neighbor complaint or is towed, all related costs and responsibilities will be the guest’s responsibility, plus a $200 parking violation fee. ──────────────────────── Maintenance & Repairs • Report any damages, leaks, or malfunctioning appliances to management immediately. • Do not attempt to repair electrical, plumbing, or structural issues yourself. Guests are responsible for all damages caused by unauthorized repairs. • Accidental damage to furniture must be compensated at cost. Intentional or malicious damage will be charged at three times the replacement cost. • Unauthorized moving of large furniture (beds, sofas, refrigerators, etc.) that causes wall or floor damage will incur a minimum $300 repair fee. ──────────────────────── Safety & Security • Always lock all doors and windows when leaving the home. Guests are responsible for losses resulting from failure to secure the property. • Do not share access codes, keys, or garage remotes with non-residents. Lost keys, access cards, or remotes will incur a $150–$250 replacement fee. • Do not cover, move, or tamper with the doorbell camera or any security devices. This will result in a $500 penalty plus replacement costs. • For security purposes, there is an exterior camera located at the front yard/entrance area. This is the only camera on the property. There are absolutely NO cameras or recording devices inside the home, ensuring full privacy for all guests. • Keep emergency exits clear at all times. • In case of emergency, call 911 first, then inform management. ──────────────────────── Cleaning & Checkout • Excessive trash, severe stains, food residue, vomit, or damage to carpets/mattresses will result in a $500 deep-cleaning fee. • Please leave the home in a reasonably tidy condition. Full cleaning is not required, but intentional mess or damage is not allowed.
